A leak around a chimney, a valley that was never flashed correctly, a strip of shingles the wind lifted, a pipe boot whose rubber has finally split in the sun — those are repairs, and on a roof with years left in it a repair is the right answer.
We look first and tell you which one you are actually dealing with, including when somebody has already told you the roof is finished and it is not.

The work gets staged so tenants keep getting in and out, parking is cleared in sections rather than all at once, and the owner or manager is told what is happening on which day instead of being left to guess.
Three things do most of the damage here, and none of them is a hurricane. Afternoon storms arrive hard and sideways, so wind-driven rain gets at edges and flashing that would be fine under vertical rain. The sun does the slow work — UV and heat age a roof from above while a poorly ventilated attic cooks it from below. And wind gets under an edge that was not fastened properly and takes it from there.
Almost everything we repair traces back to one of those three, which is why the details matter more here than the brand of shingle does.
