Roof Replacement in Central Florida

A replacement means the old roof comes off. That matters, because what is underneath is the part nobody can price from the driveway: decking that has been wet for years, a section somebody patched over instead of repairing, or plywood that is perfectly sound and needs nothing.

We tear off, look at the deck, and tell you what we find before we cover it back up. A roof laid over a soft deck looks identical on the day it is finished and fails years early.

In Florida there is a second reason people replace a roof that has nothing to do with leaks: insurance. Carriers here have spent recent years declining to renew policies based on how old a roof is rather than what condition it is in, and a roof that is keeping the rain out perfectly well can still be the reason a policy is dropped.

A price, and what could change it

Decking is the honest unknown — nobody knows its condition until the old roof is off. You hear what that would cost now, not as a phone call halfway through.

Tear off and inspect

Old roof off, deck checked, anything soft replaced. This is the part you are really paying somebody to do properly.

Dry in, then finish

Underlayment down the same day the deck is open, because an open roof and a Florida afternoon are a bad combination.

Common questions

My roof does not leak. Why is my insurer asking about it?

Because in Florida many carriers now decide on roof age rather than roof condition. A perfectly functional roof can still be the reason a policy is not renewed, which is a frustrating but very common reason people replace here.

How long does a replacement take?

Most single-family houses are a small number of days, weather permitting. Roof work here is scheduled around the sky more than the calendar, and we will give you a real date rather than a comfortable one.

Can you just go over the old shingles?

It is sometimes allowed, and we do not recommend it. Going over the top means nobody looks at the deck, and it traps heat against a roof that already gets more sun than it wants.
