Two things make Oviedo different from Orlando next door. The newer subdivisions have tile as well as shingle, and a tile roof is a genuinely different repair — the tiles are a rain shield over an underlayment that is doing the actual waterproofing, and when a tile roof leaks it is usually the underlayment, not the tile.
And Oviedo households tend to stay. That changes the metal-versus-shingle arithmetic honestly rather than as a sales line: buying one roof instead of two only makes sense if you are going to be there for the second one.
