A good part of what we do is multifamily — duplexes, fourplexes and apartment buildings around Orlando. It is a different job from a house, and not because the roof is bigger.
The difference is that people live there while you work. Every unit has somebody coming and going, cars that have to be moved, and tenants who did not choose this and are not paying for it. Staging the work so the building keeps functioning is most of the skill.
For an owner or a property manager the other half is communication. You need to know which section is being done when, so you can tell tenants something specific rather than "sometime this week". We keep you updated instead of leaving you to guess, and that is what most of our repeat multifamily work comes from.
Entrances stay usable, parking gets cleared in sections rather than all at once, and the site is swept at the end of each day rather than the end of the job — because somebody has to walk through it tonight.
Unit count, roof sections, access, and where the vehicles go. That conversation is what makes the schedule realistic.
You get an order of work you can pass to tenants — specific, so they can plan rather than being told to expect noise.
Tear off, deck, dry in and finish one section before opening the next. Nothing sits open across a section boundary overnight.
Debris and nails cleared daily. In a building with children and shared parking that is not a nicety, it is the job.
