A good part of what we do is multifamily — duplexes, fourplexes and apartment buildings around Orlando. It is a different job from a house, and not because the roof is bigger.

The difference is that people live there while you work. Every unit has somebody coming and going, cars that have to be moved, and tenants who did not choose this and are not paying for it. Staging the work so the building keeps functioning is most of the skill.

What's included

For an owner or a property manager the other half is communication. You need to know which section is being done when, so you can tell tenants something specific rather than "sometime this week". We keep you updated instead of leaving you to guess, and that is what most of our repeat multifamily work comes from.

Entrances stay usable, parking gets cleared in sections rather than all at once, and the site is swept at the end of each day rather than the end of the job — because somebody has to walk through it tonight.

Do the tenants have to move out?
No. The work is staged by section so people keep getting in and out. What we do need is a conversation about parking, because that is the part that genuinely gets in the way.

Yes. Tell us the portfolio and the priorities and we will give you an order of work rather than quoting them as unrelated jobs.
How do you keep tenants informed?
We give the owner or manager a specific section-by-section schedule to pass on. Tenants accept disruption far better when they know which day is theirs.
