On a steep Sanford roof the shingles in the middle of a slope are rarely the problem. Water leaves a steep pitch fast. What fails is the detail: the cheek of a dormer, the point where a valley meets a wall, the flashing around a chimney that has moved half an inch in eighty years.
Those are repairs, and they are the ones worth finding properly rather than sealing over.
Old chimneys are the Sanford special. A masonry chimney on a century-old house has settled, and the flashing that was fitted to it has been asked to accommodate that movement ever since. Sealant over old flashing is the classic wrong answer here — it works for one dry season and hides the problem for whoever owns the house next.
